Total Building Inspections QLD provides building and pest inspections in Brisbane and on the Sunshine Coast for residential, commercial, and industrial properties.
If you’re a home buyer or investor looking to buy an existing home or investment property we can carry out a comprehensive pre-purchase building and pest inspection. If you’re building your new home from the ground up instead, then we can perform stage inspections at each stage of construction to ensure your new house is built strictly in accordance with the relevant building plans, codes and specifications.
On the other hand, if you’re already a homeowner, and you are concerned about neighbouring construction works (new home builds, renovations, drilling or digging) potentially causing damage to your property, then we can arm you with a dilapidation report which records the current condition of the property to protect you in case any damage were to occur.
We’re also certified and registered pool inspectors. Before a property containing a pool is bought, it’s highly recommended you get an independent pool safety inspection done to ensure the pool safety fence is still up-to-code, and to issue you with a new, up-to-date pool safety certificate. If it’s discovered later that the pool fence breaches regulations, you would be liable to rectify this, and you may also be required to pay a fine.
Pre-Purchase Building Inspection Only
Our building inspection reports fully detail all visible defects, outstanding works and areas of the building and property which require maintenance. The costs of carrying out the rectification and maintenance works recommended are fully detailed in each building inspection report.
New Home Building Stage Inspections
We recommend to clients engaging builders to construct new homes or townhouses to arrange for Total Building Inspections Qld to complete independent inspections at all stages of construction while their new homes or townhouses are being built. Such inspections should be done at each stage prior handing the relevant stage payment to the builder.
Building Dilapidation Report
Our building inspectors have extensive experience conducting dilapidation inspections in Brisbane and Sunshine Coast, reporting on the condition of buildings and their surrounding infrastructure, such as footpaths, driveways, retaining walls, boundary fences and more. A building dilapidation report protects both property owners and builders – it safeguards owners against being out of pocket for any damage that may occur, and it protects builders from any exaggerated claims of damage from owners.
Pool Safety Inspection and Pool Certification
We are QBCC licensed pool certifiers. A swimming pool inspection will determine whether pool fencing complies with pool safety regulations. If the pool area is compliant, our registered pool inspectors will issue you with a pool safety certificate. If the pool is not compliant, you, the property owner, are required by law to get the necessary work done to bring it up to code.
